Merrimac home sales split between disclosed and undisclosed prices in July, August

Fifteen properties sold in Merrimac between July 17 and Aug. 15. Seven sales disclosed a price, ranging from $480,000 to $711,000, with a median of $625,000; the other eight listed no price. The top sale was 6 W Shore Rd at $711,000, sold July 31 by Victor A. Guschov to Marissa Tomkins. Hadley Road, River Road and Freedom Way each saw two sales. Seven of the eight undisclosed-price sales involved a grantor and grantee sharing the same last name or trust, a pattern seen across roughly half the period's transactions; the data does not indicate why.
