MERRIMAC -- Fifteen deeds were recorded in Merrimac between July 10 and Aug. 8, with disclosed sale prices ranging from $480,000 to $1,041,000 and a median of $685,000 among the nine transactions that included a price. The period's highest-priced sale, a property on Poplar Hill Circle, was the only recorded transfer to top $1 million.

Fifteen deeds were recorded over the four-week period, a notable volume for a single month in a town the size of Merrimac. Of those, nine disclosed a sale price, ranging from $480,000 to $1,041,000, with a median of $685,000. The remaining six transactions, including several trust and family transfers, did not include a disclosed consideration amount, which is common for those transfer types under Massachusetts deed recording practice.

The month's highest-priced transaction was 12 Poplar Hill Circle Lot 6, which sold for $1,041,000 on July 15; Jonathan Z. Macmartin was the seller and Daniel P. McDermott the buyer. It was followed by 4 Adams St., which sold for $755,000 on July 15, with Ton New Irr Tru as seller and J.M. Bertholdt as buyer. At 6 W. Shore Road, Victor A. Guschov sold to Marissa Tomkins for $711,000 on July 31. Two properties tied for the fourth-highest price at $685,000: 25 River Road, sold Aug. 6 by Changdito LLC to Danielle Manninen, and 93 Hadley Road Lot 82-1-3, sold Aug. 4 by Bettie C. Paradis, trustee, to Darren H. Baker.

NEIGHBORHOOD BREAKDOWN

Freedom Way was the only street with multiple recorded transfers this period, with three condominium-style unit sales: 5 Freedom Way Unit 5 (price not disclosed), 19 Freedom Way Unit 19 (price not disclosed), and 20 Freedom Way Unit 20, which sold for $625,000 on July 15. All other addresses in the dataset had a single recorded transfer each.

By price tier among the nine disclosed sales, one property sold under $500,000: 39 High St. at $480,000. Mahoney to Sean Philip Mahoney), the See Record parcel on Scott K. Ruane's own name to his trust, and 19 Freedom Way Unit 19 (Cynthia A. Estella to the Cynthia A. Estella Trust).
