Merrimac Deed Filings Show $560,000 Price Spread as Median Sale Reaches $668,000

Merrimac recorded 15 property deeds between July 3 and Aug. 1, with eight disclosing a sale price ranging from $480,000 to $1,041,000 and a median of $668,000. The top sale was 12 Poplar Hill Cir, Lot 6, which sold for $1,041,000 on July 15, followed by 5 W Hadley Rd at $989,000. Freedom Way saw three separate ownership transfers, the most of any street. Nine of the 15 total transfers were within-family or trust-related, meaning more than half of this period's recorded activity did not represent open-market sales.
