Merrimac Sale Prices Span $570,000 To $1.04 Million In Latest Recording Period

MERRIMAC -- Fourteen properties changed hands in Merrimac over the past month, with disclosed sale prices ranging from $570,000 to $1,041,000. Half of the recorded transfers did not include a sale price, several of them moving property between family members or into trusts.

MARKET OVERVIEW

Essex County (Southern District) Registry of Deeds records show 14 property transfers in Merrimac recorded between June 19 and July 18. Seven of those included a disclosed consideration amount, ranging from $570,000 to $1,041,000, with a median of $765,000. The other seven transfers carried no disclosed sale price in the deed record. Fourteen recorded transactions over a four-week span is a moderate volume of turnover for the town; the dataset does not include prior-period figures for comparison.

The highest-priced transaction was 12 Poplar Hill Cir, Lot 6, which sold for $1,041,000 on July 15. Jonathan Z. MacMartin was the seller and Daniel P. McDermott the buyer. At 5 W Hadley Rd, Lot B2, the Lancey Family Revocable Trust sold to Eric Rajkowski for $989,000 on July 15. 20 Winter St sold for $812,000 on July 8; Jannine Marie Vaciliou was the seller and John A. Welch Jr., as trustee, the buyer. At 39-41 E Main St, the Thirty-Nine Forty-One East Main Street Realty Trust sold to William August Hunt for $765,000 on June 30. Rounding out the top five, 4 Adams St sold for $755,000 on July 15, with Ton New Irr Tru as seller and J.M. Bertholdt as buyer.

NEIGHBORHOOD BREAKDOWN

Under $700,000: Two sales fell in this tier, both condominium units on Freedom Way — 20 Freedom Way, Unit 20, sold for $625,000 on July 15 (seller Ann Belliveau, buyer Kenneth Kirk), and 5 Fairfield Ave sold for $570,000 on July 17 (seller Scott E. Sanborn, buyer Hayden Sanborn). A third Freedom Way unit, 19 Freedom Way Unit 19, also transferred July 17 but with no disclosed price, seller Cynthia A. Estella to the Cynthia A. Estella Trust.

$700,000 to $1 million: Three disclosed sales landed here — 4 Adams St ($755,000), 39-41 E Main St ($765,000) and 20 Winter St ($812,000).

Over $1 million: One disclosed sale, 12 Poplar Hill Cir Lot 6, at $1,041,000. 5 W Hadley Rd Lot B2 ($989,000) sits just below that threshold.

Price not disclosed: Seven transfers — 19 Freedom Way Unit 19, 5 Alnette Rd, 19 Willowdale Estates Dr, 4-6 Pleasant St, 49 W Shore Rd, 13 Skunk Rd and 19 Emery St — carried no consideration amount in the deed record.
